Financing to purchase bare land and building lots are available under specific
Loan programs, especially designed to accommodate these types of transactions.
There are basically two types of bare land or lot financing available
Raw undeveloped land up to 30 acres with no water or sanitation installed on land.
Loans available with minimum 50% down payment. Minimum Loan of $40,000.00
Example Indian Mountain Lake Waterfront Lots and Towamensing Trails Waterfront Lots
Semi-developed lots up to 5 acres that have had Central Sewer available.
Loans available with minimum 25% down payment with a minimum loan of $75,000.00 up
to a maximum loan amount of $150,000, and 30 % down payment between a loan amount
of $150,001 and $600,000. Must have private or public road access.
Example: Arrowhead North Lake Estates where there is central sewer available.
Interest Rate is 2 points over prime.
Loans of this type are for a 3, 5 and 7 year depending on property and amount. This is available to build primary or vacation
Homes. The lot[s] must be located in an established highly marketable subdivision, where
homes have already been built with water wells [the normal and available], central sewer
[the normal and available], [Exception: In Monroe County after the 2020 Program is completed] electric, telephone and roads.
Lots that were bought and are being sold by the Trustee T. Barnes - Trustee and Paul B.
Senior Trustee for a number of Marketing Companies
These type of loans are for customers who
- Minimal Loan Amount is $40,000.00 for Indian Mountain Lake Estates Waterfront Lots
and Towamensing Trails Waterfront Lots, [Multiple Lots are allowed totaling the minimum
amount]
- Minimum Loan Amount is $75,000 for Arrowhead North Lake Estates where central sewer
is available. [Multiple Lots are allowed totaling the minimum amount.]
- Purchase land before they are ready to build
- Pay off a contract or balloon note that is due before they are ready to build
- Purchase or finance lot adjacent to primary residence. If you would like further
